labs, its not about the total population, its about the total population density !

UK:

Area: 244,820 km^2
population: 59.8 million (as of July 2004)
population density: pop/area = 244 residents per km^2

USA:

Area: 9,631,418 km^2
Population: 298 million (2006 estimated)
pop density: 30.9 residents per km^2

the UK is more densely populated !

(these figures dont account for illegal immigrants, ofcourse, of which both the countries have aplenty!)

andromeda there hasnt been a housing crash for years .. they predict one every 6 months .. my friends keep procrastinating then realise they should have bought that year..

as for 'I already work for a Mortgages Department and even they won't lend to hundreds of us on even 4 times salary unless there is a 25% or more deposit and even staff mortgages are only lower rates, income is the first thing they base it on.'; you dont necessarily need a 25% deposit.. i bought with a few k payment and LOADS are giving out 4 x salary mortgages now, i should know, my employer changed their policy last year due to public demand (too late for me lol) i got a better rate than our staff mortgage.. people should shop around.. banks etc will fall over themselves to lend to them.

zz there are plenty of houses.. places like scotland and wales are relatively sparsely populated, but inner cities have a mixture of apartments and houses; also our population is not as large as the US' for example.. its population is around 4.9 times greater.

UK has a small land area, and such a burgeoning population .. are there enough houses to go around for everyone ? Or do most people live in apartments ?

lol ah a fellow housing geek... why not buy with a mate or get a lodger to get your foot on the property ladder (or work for a mortgage place.. concessionary mortgage ?) better still work in education/ the police and get key worker housing

hm.. ok the drawback being these methods do include different lifestyles .. i think once you're on the property ladder you may be ok as house prices tend to be creeping up.. (depending on where you live)

the 1st time buyer situation sounds painful.. but ive begged my m8s to buy sooner rather than later (2 of them have so far in the last 2 years :) ) have you tried asking ppl for mortgages (they usually throw them at you in a hurry and many people are routinely doing ones 4 x your salary, you have to check you can afford the monthly payments obviously ) .. you can check deals online.

ps the market shouldn't crash till i've sold!
