HELP: SEARCHING FOR APARTMENT

Salaam Everybody!

I'm looking for a one bedroom or studio somewhere close to 116th and Broadway, starting mid August. I'm not familiar with NYC neighborhoods, nor with NYC's customs of renting. I'm told two things: first, that I should get a broker, and, second, that I should be willing to pay like $1800 for anything that's decent, and clean looking. Is all this correct?

Also, should I fly to NYC and *then* get a broker, or do I even need to come out there before-hand if I get a broker?

I'm kinda overwhelmed by having to do this last-minute apartment searching, without being there. I would truly appreciate any suggestions and other leads.

Thanks for your help!!

My husband and I have a great apartment in Ridgefield Park, NJ. It's only about five miles from NYC. We are paying $965 for a really big one bedroom. All utilities are included except electricity. It's a great deal, let me know if you want more information.

I might be looking for a roomate in september for couple of months. It might be good for someone wanting to live temporarily and them move out when he/she has found perfect accomodation. I live in Jersey city in a doorman building and 3 blocks from the path train station for NYC. Let me know if any of you guys might be interested.

momo, pot's around 97th and columbus, which is pretty close only 3 stops via subway to where you want to be--and like you the pot's only in the city for a year--so he just wanted something cheap and clean and is basically paying 1300 for a studio with a renovated kitch and bath, no fee. Pot has a similiar commute to yours and in the morning you're going against traffic so the subway cars aren't even that full if you live in the 90's and commute uptown. Email me if you're still on the lookout and I'll get you in touch with the management office buddy.

salaam everybody. and thanks so much for all the great advice! i've been out in nyc since monday morning, and lemme tell you ... it's been hell!! well, not that bad, but close. your advice made it a LOT better than what it would have been. unfortunately, all the no-fee listings i've seen around the area have been terrible. BUT, these apartments led me to other apartments. after being out walking for 12+ hours each day for the last three days, i think i've found a few places, and have put down on one of em. so ... thanks again for your help!

1) Yes, be prepared.

(2) Yes, but then the lease would only be in that person's name. Should a falling out occur and the leaseholder get shortchanged by a roommate, the leaseholder will be liable for the rent. My question is why the heck would anyone take on that liablility?

(3) If that person owned a home in the US, then likely it will look even better on a rental app. (unless they defaulted on a mortgage or filed bankruptcy). If outside the US, I can't speak to that.

(4) Give yourself at least a week. JetBlue all the way.

(5) It would be good to talk to a broker or the person renting the apt. a head of time but not really necessary.

(6) Weekdays IMO.

(7) Its the City baby!!! do you want your Schwinn or Huffy stolen? Use the subway or taxis.

Thank you thank you thank you SOOO much for the suggestions/advice Onlyaap, Yaar, Atif, Snakes, and yeah MC too. TWO NEW DEVELOPMENTS. (1) I found two roommates willing to share the expenses. (2) So, with this new criterion of 3 bedrooms, I tried the sites you guys suggested and saw a bunch of listings within seconds of 116th and broadway. And several of these listings showed pics that were really nice (I'll be a student for a year, so I'm not looking for "luxury" or anything--just something nice and clean). NOW, I've got some questions. At this moment, one of the roommates is in india and the other is in Texas, and I'm in Chitown. I wanna take a few days off and go over to NYC and get the place like this week and next.

(1) Should I get that paperwork and pay stubs from both of them right now?

(2) Can all of it be put on one person's credit / pay stubs if the other two are trustworthy--is that even an option?

(3) And, what if the prior residence was not a rental but a home?

(4) How many days should I give myself before flying back, or should I do two one-way tickets instead?

(5) Should I make appointments before coming or after I arrive?

(6) And, are weekends better for this or weekdays?

(7) Also, should I bring or rent a bike for this search?

Again, thank you all soooo much!!!!

oh one other thing--depending on how long you are here you may want to look into a sublet--some very good deals--craigslist and sublet.com--

I agree with you guys--Tough to do but have done it. It does take quite a bit of legwork. First thing: Be prepared to look close to the time period you want to move in. Hence if you are moving in for august give yourself 2 weeks in July. (2) Try Craigslist.com, and sign up for the village voice apt sevice. I think its now free. In this Village voice service you will get emailed (after you specify your neighborhoods of choice and price, broker etc) anything new that hits the market--BEFORE it gets onto the paper. This is how i got my last two apts. (3) Set up apartments and go with youe check book in hand for a deposit, your work confirmation papers and if you have it a letter from you landlord. IN Manhattan every thing for rental is first come, first deposit and paperwork dependent. Hence if you like something and you will know you do cause you get that gleeful happy feeling. Don't wait put down you application and deposit if needed cause Atif is right August is busy seasons(schools etc) and you will lose it.

116th and Harlem, you should easily be able get a one bed or studion below 1800...easily!!! Range of price should be about 1500 for a nice size one bed. You just have to look--

Good Luck!
