I am looking for an active or inactive investor/Partner to provide financial sources for the business

The ideal individual will be able to contribute $30K-$40K cash. I am primarily interested in the Sterling and Great Falls areas, but I am still pretty flexible at this point .My biggest consideration is selecting a site is that it has high income clients and good access to a diversified market base. I would manage the store as well as provide all the fixtures, wall units, computers and Desks to reestablish this business including large quantity of inventory and channel letter store front signage for the location.
